So How Does it Work?
Step 1: Talk to Us
Start by speaking with one of our eastbrooke sales advisors. We’ll walk you through the process and check whether your current home is suitable for part-exchange.
Step 2: Free Valuations
If your home qualifies, Spring will arrange two independent estate agents to value your property. These valuations are free and ensure a fair market assessment.
Step 3: Receive Your Offer
You’ll receive an initial offer based on the valuations. If you’re happy to proceed, a formal survey (performed by The Royal Institute of Chartered Surveyors) will follow, after which a final offer is confirmed.
Step 4: Start Your Sale
Once you accept the offer, Spring’s specialist solicitors will manage the legal process of your sale, ensuring everything stays on track with minimal hassle and no delays.
Step 5: Free Legal Support
To make your move even easier, Spring will contribute £750 towards your legal fees, helping to reduce upfront costs and giving you extra peace of mind during your home purchase.
Step 6: Move When You're Ready
Once the sale is complete, you can move in as little as 7 days, or set a later date that fits your plans. It’s a simple, straightforward way to move into your new eastbrooke homes property with the flexibility to move at a time that suits you.
How Do I Qualify?
Most homes are eligible for Part Exchange with Spring, but there are a few exceptions to be aware of. Please be aware that your home will not qualify for Part Exchange and Spring will be unable to purchase properties that fall into the following categories:
- Homes valued over £1 million
- Retirement or age-restricted properties
- Leaseholds with fewer than 90 years remaining
- Properties located above commercial premises
- Non-standard construction
- Homes with leased solar panels
- Houses in Multiple Occupation (HMOs)
- Properties with sitting tenants
- Shared ownership homes
- Properties with very high service charges or ground rent
- Homes with spray foam insulation
- New build or park homes
- Properties in certain geographical areas (please speak to a sales advisor for more details)
